Why Does Your Water Heater Need Routine Maintenance?
Most water heaters have a lifespan of about 5-11 years, depending on the exact model. But external factors can affect the heater’s performance, too. Routine maintenance can prolong its life and reduce energy consumption, saving you money in the long run.
Popping and creaking noises are likely a result of mineral build up in the heater, which is often the result of hot water. This may also be why your water heater isn’t producing as much hot water as before. The best solution is to let us flush the tank for you, to get rid of the debris and sediment that builds up.
Making sure your water heater is performing at its peak and that it is properly insulated prevents heat loss, which makes the water heater more efficient and reduces your water-heating costs.
All water heaters have a pressure relief valve, which is a failsafe that prevents the tank from overpressurizing. You should check the valve once a year:
The anode in the water heater needs to be replaced every few years. Making sure the anode is in good condition can keep the tank from rusting out. You can check the anode yourself by removing the hex screw at the top of the heater and removing the rod. If more than 6 inches of the steel wire is exposed, it’s time for a replacement. If you aren’t getting any hot water, or the water is too hot, check that the thermostat is set correctly. The thermostat may be faulty if it appears to be set correctly but the temperature is off.
If your heater is electric, make sure the circuit breaker hasn’t tripped. For gas heaters, check the pilot light.
